Read and agree to these before your stay — they keep the experience safe, private, and enjoyable for everyone.
Check-In & Guests
Check-in from 5pm, check-out by midday. Early/late check-in or check-out is available for $10/hour. All guests must be 18+. Standard bookings are up to 3 guests overnight (4 on weekends, till around midnight). One vehicle of off-street parking is included.
Consent & Safety
All activity between guests must be fully consensual. We strongly encourage discussing and agreeing on boundaries before play, and recommend using a safe word.
Equipment Care
Please treat all equipment with care and don't force or overload any restraint points, furniture, or rigging. The neck/wrist stock at the bed head is for display only — it can cause serious injury if used, so it is not to be used.
Hygiene
All surfaces and equipment are thoroughly sanitised between bookings. Wipes and cleaning supplies are provided — please clean any equipment before and after use. Nothing provided is to be used internally.
Hard Limits
No flames, candles, or wax play. No oils or silicone (they ruin fabrics) — bring water-based only. No glitter. No parties or events beyond an approved group of up to 4.
What We Supply
Water-based lube, condoms, and disinfectant stations in every room. Puppy pads (bring your own splash blanket if needed). Clean towels and bedding, tea, coffee, a mini bar fridge, ice machine, and a kitchenette (no cooking facilities).
Privacy, Both Ways
Photography or filming outside the apartment is not permitted, to protect every guest's privacy. What happens inside is yours alone.
Noise & Neighbours
We're in a residential building — please keep noise down, particularly late at night. Sound levels are monitored for strata and council compliance (under 85db before 10:30pm).
Security
Exterior CCTV, a Ring doorbell, and noise/smoke monitoring are in place. Doors, lights, and cameras can be remotely managed if you ever need assistance during your stay.
No Smoking
The entire property is non-smoking, including e-cigarettes and vapes. Smoking is permitted outside on the balcony only.
Damage & Cleaning
Guests are responsible for damage beyond normal wear and tear. Please don't make the bed — towels and linen can be left on the bathroom floor. We allocate 45 minutes to clean between stays; extra cleaning is charged at $15 per 15 minutes.
Respect The Space
We hold a short-term accommodation licence for 100 nights a year and ask that you treat the space and neighbours respectfully. No illegal drugs. Do the right thing and you'll always be welcome back.
